The former Marmore Quarry is located 8 km from the city of Terni and is located on a plateau immediately behind the Marmore Falls. It consists of three main areas:
-- the industrial buildings for processing the extracted material (the core);
-- the large flat space (the plateau) for the first processing of the material extracted from the terraces adjacent to it;
-- a large area of a naturalistic nature, called 'Cor delle Fosse', with a high environmental value.
A complex regeneration project in the hospitality sector was developed by the property, with the Feasibility Study investigating the potential of the area based on three main criteria:
-- the reuse of a good part of the existing buildings by virtue of their unusual and highly attractive characteristics which generate locations that are difficult to replicate today;
-- the compatibility of the proposed solutions with municipal and regional urban planning regulations;
-- the identification of an economically attractive functional recipe.

L'ex Cava di Marmore si trova a 8 km dalla Città di Terni ed è ubicata su un altopiano subito a ridosso delle Cascate delle Marmore. E' costituita da tre principali ambiti:
-- gli edifici industriali per la lavorazione del materiale estratto (il nucleo);
-- l’ampio spazio pianeggiante (il plateau) per le prime lavorazioni del materiale estratto dai terrazzamenti ad esso adiacenti;
-- un ampio ambito di carattere naturalistico, denominato ‘Cor delle Fosse’, dall’elevato valore ambientale.
E' stato elaborato dalla proprietà un articolato progetto di rigenerazione in ambito ricettivo, con lo Studio di Fattibilità che indaga le potenzialità dell’area basandosi su tre principali criteri:
-- il riuso di buona parte degli edifici esistenti in virtù delle loro caratteristiche inusuali e fortemente attrattive che generano location oggi difficilmente replicabili;
-- la compatibilità delle soluzioni proposte con la normativa urbanistica comunale e regionale;
-- l’individuazione di una ricetta funzionale economicamente attrattiva.
